Bolton Appraisal Services has been providing market trend graphs in appraisal reports for years now, to help demonstrate and give a visual component to the current market conditions. Market trends are extremely important and huge factor when determining home values and Bolton Appraisal uses a 1 year and 3 years market graph in each report to support the market conditions.

Below is an interesting 3 year graph of the El Dorado Hills neighborhood. Below is a list of sold properties with at least 2 acres in El Dorado Hills. Take a look at the last few months as values really start to increase with lack of inventory.

Roseville VS. Elk Grove

This week, I thought it would interesting to take a look at two Sacramento markets with similar age, great schools and largely affected by the 2006 real estate boom. elkgroveRoseville and Elk Grove are North and South boundaries for the Sacramento suburban areas.

Average age of homes are very similar with Roseville at 21 years and Elk Grove at 18 years.roseville Both neighborhoods had many new neighborhoods built and large expansion during the real estate boom.
