A retrospective appraisal is an appraisal of the property that gives the market value at another time (in the past) than when the appraisal is being written. Many times due to family matters such as death, bankruptcy, divorce, fire or a previous and bad appraisal was completed, value of real estate is needed for a time in the past.
In the process of the retrospective appraisal, preparing the report and getting market data from a previous date takes a great deal of experience and property valuations must be determined according to market condition on a specific date, including comparable sales, economic climate at that time and many other factors, while ignoring market conditions changes that may have occurred at a later date.
